Overview
We are looking for an experienced Real Estate Commercial/Cost Manager to join the construction projects team of our client, a well-established international investment company specializing in real estate investment and development.
In this role, you will lead the commercial and contractual management of construction projects, including cost control, procurement and tendering activities, contract administration, and risk management. Your focus will be on optimizing project profitability, ensuring contractual compliance, and driving financial efficiency throughout the project lifecycle.
Job description
Mission: To manage all commercial and contractual aspects of construction projects, ensuring effective cost control, procurement management, contract administration, payment certification, and risk mitigation, thereby maximizing project profitability and commercial compliance.
- Cost Management
- Prepare project budgets, cost plans and cash flow forecasts.
- Conduct quantity surveying, cost estimation and cost analysis.
- Monitor project costs against budget and identify deviations.
- Manage project profit and loss performance.
- Control project variations, change orders and site instructions.
- Implement cost-saving initiatives throughout the project lifecycle.
- Tendering & Contract Management
- Manage subcontractor and supplier tendering processes.
- Prepare tender and inquiries, evaluate quotations and conduct commercial comparisons.
- Participate in subcontractor and supplier negotiations.
- Draft, review and administer construction and supply contracts.
- Monitor contractual obligations, payment terms, warranties and liabilities.
- Maintain complete contract records and documentation.
- Procurement & Commercial Coordination
- Coordinate procurement activities with project teams.
- Liaise with clients, consultants, designers, supervisors and subcontractors.
- Evaluate commercial impacts arising from design changes and technical modifications.
- Resolve commercial issues and contractual disputes.
- Progress Payment & Final Account Management
- Verify monthly progress claims and completed works.
- Prepare and submit client payment applications.
- Review and certify subcontractor payment applications.
- Prepare subcontract final accounts and project final settlements.
- Monitor accounts receivable and follow up overdue payments.
- Risk & Claim Management
- Identify commercial risks and develop mitigation measures.
- Manage project claims related to variations, delays and unforeseen conditions.
- Ensure timely approval of site instructions and variation orders.
- Minimize financial exposure from subcontractor defaults and material losses.
- Support dispute resolution and claim negotiations.
- Reporting
- Prepare monthly commercial reports, cost reports and cash flow updates.
- Provide commercial recommendations to Project Manager and senior management.
- Maintain accurate project commercial records and supporting documents.
- Other ad hoc tasks in the area of managing the real estate portfolio of CITIC Europe Holdings
Requirements
- Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, Engineering Management or a related discipline.
- Experience in commercial management, quantity surveying, cost control or contract administration for construction projects in the Czech environment.
- Understanding of construction procurement procedures, tendering processes and contract management.
- Experience in hotel, commercial building, fit-out or refurbishment projects in the Czech Republic is preferred.
- Strong knowledge of cost estimation, budgeting, valuation, progress payment, final account settlement and claim management.
- Good understanding of construction contracts and commercial risk management in the Czech environment; familiarity with FIDIC contracts is an advantage.
- Proficiency in MS Excel, MS Word.
- Strong analytical, negotiation, communication and organizational skills.

- English and Czech skills
- Driving License Category B
