Overview
Our client is an established international investment and asset management group with a significant real estate portfolio in the Czech Republic. The business manages office properties and hospitality assets and is seeking an experienced Finance Manager to lead the finance function, partner with senior business leaders, and support strategic decision-making across the portfolio. As the role involves close collaboration with both local and international stakeholders, professional fluency in both Czech and English is important.
Job description
Financial Planning & Business Partnering
- Lead budgeting, forecasting, and long-term business planning across the real estate portfolio.
- Deliver financial analysis and insights to support strategic and operational decision-making.
Commercial Real Estate Finance
- Support leasing, pricing, and occupancy decisions through financial analysis and business partnering.
- Monitor operating costs, CAPEX, tenant fit-outs, and renovation projects against approved budgets.
Treasury & Funding
- Manage liquidity, cash flow forecasting, and working capital across the business.
- Oversee banking relationships, financing arrangements, lender reporting, and covenant compliance.
Financial Reporting & Compliance
- Ensure timely statutory and IFRS reporting across multiple entities.
- Lead audit and compliance activities while maintaining accurate financial records and controls.
Tax Management
- Oversee corporate tax, VAT, property tax, and related compliance requirements.
- Support tax planning, transfer pricing, and deferred tax management.
Internal Controls & Process Improvement
- Maintain a robust internal control and financial risk management framework.
- Drive process improvements and finance transformation initiatives, including systems and reporting enhancements.
Hospitality Finance Support
- Review hotel operator performance and financial reporting against management agreements.
- Monitor key hotel performance indicators and financial results against budget.
Team Leadership
- Lead, develop, and mentor the finance team.
- Coordinate priorities across reporting, audit, compliance, and business projects.
Requirements
- Degree in Finance, Accounting, Economics, or a related field; ACCA, CPA, or CIMA is a plus.
- 7+ years of experience in finance leadership, ideally within real estate, construction, investment, or hospitality.
- Fluent Czech and English.
- Experience with IFRS, statutory reporting, budgeting, forecasting, and treasury management.
- Experience with office leasing operations, including tenant fit-outs, CAPEX projects, renovation programmes, and construction budgets.
- Advanced Excel skills and experience with ERP systems (SAP/S4HANA preferred, or Pohoda).
- Strong analytical thinking and sound business judgment, with the ability to support strategic decision-making.
- Confident communicator and collaborative business partner, able to build relationships across all levels of the organization and drive results in a multicultural environment.
